This includes 2 maintenances for the year (Fall/Winter & Spring/Summer).

Electrical Systems 

  • Checking Voltage & Breakers 

  • Checking High Limit Safety Switches

  • Checking Heating Elements with Amp Meter for Proper Current Draw 

  • Checking Sequence Control for Proper Operations

  • Checking Electrical Connections 

  • Cleaning and Inspecting Thermostat for Proper Collaboration 

  • Checking Return Air Chases, Ducts, & Filter

  • Inspecting Indoor Blower Motor and Squirrel Cage for Cleanness, Lubricate Motor, Check Belt for Tension, Condition and Alignment

  • Inspecting Accessible Ductwork for Air Leaks

Gas Systems 

  • Inspecting Thermocouple and Pilot Safety

  • Check Heat Exchanger and Burner Assembly

  • Checking Gas Valve Operations

  • Test and Adjust Gas Pressure Regulator

  • Inspect Wiring of Furnace 

  • Inspect High Limit Safety Control

  • Check Fan Control

  • Inspect Flue Pipe and Roof Jack

  • Check for Combustible Materials Near Furnace

  • Clean and Inspect Thermostat for Proper Collaboration

  • Check Return Air Chases, Duct, and Filters

  • Inspect Indoor Blower Motor and Squirrel Cage for Cleanness, Lubricate Motor, Check Belt for Tension, Condition and Alignment

  • Inspect Accessible Ductwork for Air Leaks

 Spring/Summer Maintenance Includes:

  • Inspect and Clean Condenser Coil

  • Check Actual/Voltage at Compressor Against Manufacture's Rating

  • Tighten Electrical Connections

  • Inspect Condenser Contractor 

  • Inspect Start and Run Capacitors

  • Check All Safety Controls

  • Clean and Inspect Thermostat for Proper Calibration

  • Check for Proper Refrigerate Charge

  • Lubricate Condenser Fan Motor and Inspect Fan Blade

  • Inspect Indoor Blower Motor and Squirrel Cage for Cleanness, Lubricate Motor, Check Belt for Tension, Condition and Alignment

  • Check Condensate Drain, and Drain Lines for Blockage

  • Check Emergency Drain, and Drain Pan for Blockage

  • Inspect Evaporator Coil

  • Check Return Air Chases, Ducts, and Filter
